当社のお客様が
いきなり訴状が届いた言う事で
驚いて相談に来ました。
訴状が届いたと言う事は
払うべきお金を払ってない
って事なんですが
請求書は来ないのに
いきなり訴状が来たのです。
この話今の時代ならではだと思いましたね。
お客様はお金を踏み倒す気はありません
にも関らず請求書が来なかったのは
お客様が引っ越したからです。
転居手続きはしましたが
郵便物の転送手続きをしなかったためにそうなった訳ですが
昔であれば
転居先は役所に行けば教えてくれましたので
何も問題がありませんでしたが
ストーカー事件やなんかがあって
役所は転居先を教えなくなりましたからね
ですから職務上の権限のある
弁護士とか司法書士に頼む訳ですが
もしかしたら先生方は住民票の取得だけでは金にならないので
この際一気に裁判に持ち込みましょう
って事になったのかも知れません。
まぁ実際にはどんな経緯だったのか知る由はありませんが
私たちが感じるのは
こちら側は支払う意思がある訳ですから
無駄なお金だった
って事ですよね。
ただ私たちのようなスタイルで仕事をしてると
本当にムダなお金を使ってる人
世の中にはたくさんいます。
ここでは具体的に書けませんが
士業の皆さんにお金を払ってる方達にいつもそれを感じますね。
私たちに相談すればただなのに
それを職業としてる方達に頼めばお金を取られる
そんな話がたくさんあります。
今回の訴状も大体そんな事だろうと思います。
ただ不動産屋に頼めば無駄な金は払わずに済むか？
って言うとそうではありません。
不動産屋も大きな組織の中には
仕事に気合が入って無い
なんて人はたくさんいて
そんな無気力で定年を待ちわびてる方達は
問題が起きても
なるべく専門家に任せる
そんな癖がついてますから
払う必要の無いお金を払う事になる
これも良くあります。
例えば当社に来られた家主さん
所有してるアパートの管理を
ある巨大組織の不動産部門に任せていましたが
家賃滞納者がいて１年近く溜ってるのに
どうもその会社の動きが悪く
最近になって弁護士に頼んで裁判にする
って言って来たので
納得できずに当社に相談にきました。
で
大組織だけあって報告書はきっちり来ていました。
何月何日、督促状送付
何月何日 自宅に電話すれど応答なし
この繰り返しです。
で私は聞いた訳です。
入居申込書はありますか？
って
するとその家主さん
それを見せてくれました。
で驚いた事に
そこには自宅電話の他に携帯電話の番号も載っていました。
で私が許可を得て電話すると
あっさり電話に出て
事情が分かりました
仕事で１年近く地方に行っていて
家賃を払いたくても振込先が分からないので払えなかった
って話です。
で
そこで振込先を教えると
翌日全額入金になりました。
まぁこんな感じで当社に家主さんは流れて来るんですよ。
地縁血縁が強くて他所者は難しい
なんて言われましたが
その地縁血縁に頼って
甘ったるい仕事をしてる訳ですから
私からすれば
楽な地域だった
そう思っています。
もう手遅れかも知れませんが
私を責める前に
自らを省みるべきでしたね。

Maybe they can't make money just by getting a resident card.
They recommend take this to court immediately.
Maybe that's what happened.
Well, I have no way of knowing what actually happened.
what I felt was
It was a waste of money
But if you work in a style like ours,
We see a lot of people who waste money
I can't write specifically here, but
Most of them happen in the case of consult with professionals
It's free if they consult us.
If you ask people who do this as a profession, they will take your money.
There are many such stories.
I think that's what this complaint is all about.
If I just ask a real estate agent, can they avoid wasting money?
That's not true.
Real estate agents who are part of large organizations.
They are not excited about work
There are so many people
Those who are looking forward to retirement with such lethargy
Even if a problem occurs
Leave it to the experts as much as possible
They have a habit of doing that.
As a result
You end up paying money you don't need to pay
For example, a landlord who came to our company
He has some apartments
He let management of it to the real estate department of a huge organization.
There was a delinquent
He failed to pay rent almost a year
And the entrusted company said to the owner
they asked a lawyer to take legal procedure
Unsatisfied landlord came to our company for advice.
As it is a large organization, reports were delivered on time.
They sent a lot of letters to ask payment
But never contacted via mobile phone
Then I asked the number
He showed me that.
So I got permission and called
Just answer the phone
I understand the situation
He went to the countryside for almost a year for work.
Even if he wanted to pay the rent, I couldn't because I didn't know where to pay it.
That's the story.
Then tell me where to transfer the money.
The full amount was received the next day.
Well, this is how landlords come to our company.
Strong local blood ties make it difficult for people from other places to do business this area

From my point of view
It was a comfortable area
